- The Life Right Model: when purchasing a Life Right, you have the sole and exclusive use of a property for the remainder of your or your spouse’s/partner’s life. A Life Right is sold under a secure legal structure and even though legal ownership is not physically transferred to the occupant, the Life Right provides the occupant with all the legal protections of full ownership of the property during their lifetime. When the Life Right terminates, either on the passing of the Life Right holder or if the holder moves out of Crocodile River Retreat before passing, the original capital sum or a portion thereof is returned to the occupant or their estate.
- Crocodile River Retreat is always incentivised to maintain the high standard and upkeep of the property to ensure overall property capital appreciation, keeping the interests of the operator and the resident aligned.
- Life Rights are regulated by the House Schemes for Retired Persons Act ( Act 65 of 1988) which gives residents protection and peace of mind about their security of tenure, their standard of living and their capital investment.
- The levy structure will ensure all homes will be completely and professionally maintained so you will be able to relax and enjoy your home without having to worry about maintenance.
- Your levies and costs will be predictable and designed for you. A base levy will cover charges such as rates, taxes, building and liability insurance, general maintenance etc. Extras such as meals, activities, and medical care will be added to the basic levy on an as required, additional standing services charge.
- The village is registered as a retirement village with the local municipality, on a life right ownership basis with various purchasing structures (please refer to our prices and availability page for more information).
- The residents will form a residents' management committee to work with the village management team to ensure the effective, harmonious running of the village, where the owners drive their own requirements.
